In high-rise safety engineering across Kuala Lumpur and Selangor, fire escape ventilation is the primary defense against the leading cause of fire-related fatalities: smoke inhalation. A fire escape route must remain a "breathable sanctuary" to allow occupants to exit safely and to provide a clear staging area for BOMBA personnel.
EKG M&E Sdn Bhd engineers and installs comprehensive ventilation systems that combine passive design with active mechanical force to meet MS 1472, MS 1780, and UBBL (Uniform Building By-Laws) standards.
Effective fire escape ventilation is achieved through a multi-layered approach to air movement.
For high-rise buildings exceeding 45.75 meters, natural ventilation is often insufficient. We install mechanical pressurization systems that inject fresh air into the stairwell.
The 50 Pa Shield: The system maintains a positive pressure of 50 Pascals (Pa) inside the stairwell. This physically "pushes back" smoke, preventing it from entering the escape route even if a fire door is opened.
Velocity Wash: When a door is opened, the system provides an air velocity of 1.0 m/s across the opening to wash away incoming toxic gases.
Before smoke reaches the stairwell, it must be managed in the lobbies and corridors.
Negative Pressure: While the stairwell is pressurized (positive), the fire-affected lobby is put under negative pressure via high-powered extraction fans.
Fire-Rated Ducting: We utilize 1.2mm heavy-gauge G.I. ducting with a 2-hour fire rating (FRL 120/120/120) to transport hot gases safely out of the building.
In low-to-mid-rise buildings, we utilize passive vents to clear smoke.
UBBL Clause 111: We install permanent openings or louvers at every landing. These must be at least 10% of the staircase floor area to allow smoke to buoyant-lift and exit the building naturally.
As a BOMBA-Compliant M&E Specialist, EKG ensures your ventilation infrastructure supports building efficiency:
TNB Energy Efficiency (VFD Synchronization):
By ensuring all fire-rated ducting is Class C Airtight, we eliminate static pressure loss. This allows your Variable Frequency Drive (VFD) to run motors at lower frequencies (Hz) during mandatory weekly testing, directly reducing your monthly TNB electricity bill.
EECA 2024 & Building Compliance:
Under the Energy Efficiency and Conservation Act (EECA) 2024, mechanical air transport must be energy-optimized. Our precision-engineered systems prevent "over-blowing," ensuring energy is used only to maintain the mandatory safety threshold.
Prevention of "Door-Lock":
If the pressure is untuned, it can make fire doors impossible to open. EKG calibrates Barometric Relief Dampers to ensure the door-opening force never exceeds the 110 N (Newton) limit.
| Feature | Natural Ventilation | EKG Mechanical Pressurization |
| Building Type | Low-Rise / Shop-houses | High-Rise / Basements / Malls |
| Primary Goal | Passive Smoke Release | Active Smoke Rejection |
| Regulatory Standard | UBBL 1984 | MS 1472:2017 & BOMBA |
| Energy Usage | Zero | Optimized (VFD-Controlled) |
| Integrity | Visual Inspection | Mandatory Pressure & Velocity Tests |
Total 3D BIM Coordination: Fire escape routes are often crowded with sprinklers and electrical conduits. We utilize 3D modeling to route fire-rated ducts with zero "clashes," ensuring optimal placement for uniform air distribution.
Turnkey BOMBA Submission: We perform the mandatory Pressure Differential Test, Door Opening Force Test, and Anemometer Airflow Traverse required for your Fire Certificate (FC) application.
Strategic Regional Support: Based in Kuala Lumpur, we provide professional safety audits and installations for Grade-A office towers, luxury condominiums, and hospitals across Malaysia.
