A VAV system operates on the principle that different parts of a building have different cooling needs at different times. A sun-drenched corner office in the afternoon requires more cooling than a shaded interior meeting room.
Each zone is equipped with a VAV box—a "smart damper" located in the ceiling void.
Modulating Airflow: As the room thermostat reaches its setpoint, the VAV box closes its internal damper to reduce the flow of chilled air.
Reheat Coils: In some high-spec KL offices, we install VAV boxes with electric or hot-water reheat coils. This prevents "over-cooling" in quiet zones by slightly warming the air before it is discharged.
As VAV boxes across the building close their dampers, pressure builds up inside the main ductwork.
VFD Integration: We install Variable Frequency Drives (VFDs) on the main Air Handling Unit (AHU). A static pressure sensor in the duct tells the VFD to slow down the fan motor as demand drops.

Airflow Balancing and Commissioning: VAV systems are notoriously difficult to balance. We perform a professional Duct Traverse and VAV Box Calibration. We ensure that the "Minimum Airflow" setpoints are high enough to maintain IAQ but low enough to save energy.
