In the high-traffic commercial towers of KL and PJ, the lobby is the primary gateway for both people and outdoor pollutants. EKG M&E Sdn Bhd specializes in Positive Pressure Lobby Systems, an engineering strategy that ensures your building’s entrance acts as a "pressure shield," keeping out untreated humid air, road dust, and vehicle emissions.
A "Positive Pressure" environment is created when the HVAC system supplies more air into a space than it exhausts. This creates a slight internal pressure (typically 5 to 12 Pa) that is higher than the outside atmosphere.
The Air Curtain Effect:
When the main lobby doors open, the higher internal pressure causes air to blow outward. This prevents the "stack effect" from sucking in hot, humid Malaysian air or PM2.5 haze from the street.
Infiltration Control:
By maintaining positive pressure, we stop unconditioned air from leaking in through window seals, elevator shafts, or structural gaps, which is the leading cause of condensation and mold in Klang Valley buildings.
To maintain a stable pressure "bubble" in a high-traffic area, we integrate several critical M&E components:
Variable Frequency Drives (VFDs) on Fresh Air Fans:
We utilize VFDs to precisely control the volume of outdoor air being injected into the lobby. The system automatically ramps up the fan speed during peak hours to compensate for frequent door openings.
Differential Pressure Sensors:
We install high-sensitivity digital sensors that compare the lobby pressure to the outdoor pressure. These sensors provide real-time feedback to the Building Management System (BMS) to maintain the target pressure set-point.
Multi-Stage Air Filtration (MERV 13):
Since we are pumping in large volumes of outdoor air to maintain pressure, that air must be cleaned. We use MERV 13 filters to strip away urban pollutants and dust before the air enters the lobby.
Treated Fresh Air (TFA) Units:
Lobby air must be dehumidified. Our TFA units pre-cool and dry the incoming air so that maintaining positive pressure doesn't lead to high indoor humidity or "sweating" on marble floors and glass panels.
| Feature | Without Positive Pressure | With EKG M&E Pressure Control |
| Air Quality | Dusty and prone to outdoor odors. | Filtered, clean, and fresh. |
| Humidity | High (leads to mold and floor slips). | Stable (40% to 60% RH). |
| Energy Cost | High (AC works harder to cool leaks). | Lower (Reduced "uncontrolled" heat load). |
| Lobby Comfort | "Hot spots" near the entrance. | Uniform cooling throughout. |
HVAC & Clean Air Specialist: We don't just "install a fan." We perform a full building "Pressure Map" to ensure that the lobby pressure doesn't adversely affect the elevator doors or stairwell pressurization systems.
IAQ & Pressure Validation: We provide professional commissioning reports showing the actual pressure readings (in Pa) and particle counts, ensuring your building meets the JKKP (DOSH) Industry Code of Practice.
Klang Valley Strategic Support: Based in Kuala Lumpur, we provide on-site sensor calibration and VFD optimization for Grade-A commercial lobbies across the Klang Valley.
