ARA DAMANSARA (April 13): Sime Darby Property Bhd is strengthening its industrial portfolio in the Northern Klang Valley with the launch of Phases 1A and 1B at Elmina Business Park 2, marking a significant step in its strategy to develop large-scale, integrated industrial townships.
The initial phases introduce 19 freehold industrial land lots and have already achieved an encouraging take-up rate of about 70% since their launch in January. This strong response reflects sustained demand for well-located industrial land, particularly within high-growth corridors such as Rawang.
Spanning 600 acres with a gross development value (GDV) of RM1.72 billion, Elmina Business Park 2 is designed to accommodate a mix of industrial uses, including 72 semi-detached factory units and land parcels ranging from 2 to 4 acres. The development also offers flexible built-to-suit and built-to-lease options, catering to a wide range of business operational needs.
Strategically positioned just 2km from the existing Elmina Business Park, the project benefits from excellent connectivity via the Guthrie Corridor Expressway (GCE), with direct access through the Lagong interchange. It also links efficiently to major highways such as the North-South Expressway and LATAR, enhancing logistics and distribution efficiency.
In addition to road connectivity, the development is supported by proximity to key transport nodes, including the Kuang KTM station, upcoming East Coast Rail Link (ECRL) stations in Serendah and Puncak Alam, and Subang Airport, all of which strengthen its appeal as a logistics and industrial hub.
According to Sime Darby Property’s township development leadership, Elmina Business Park was conceptualised to redefine industrial environments by integrating business functionality with sustainability and liveability. Elmina Business Park 2 continues this vision by offering a comprehensive ecosystem that supports both operational efficiency and workforce wellbeing.
As part of its master plan, the wider Elmina industrial development spans approximately 1,500 acres, making it one of the largest freehold industrial business parks in the Klang Valley. It is equipped with extensive infrastructure, including a proposed business support centre, worker accommodation, commercial components, and over 110 acres of green parklands.
