PETALING JAYA (May 25): Setia Awan has taken a significant step towards enhancing the liveability of its Bukit Ampang Permai township through the signing of a Memorandum of Understanding (MoU) with seven retail and food-and-beverage (F&B) brands that will anchor its upcoming neighbourhood mall, Avenue F.
The strategic collaboration underscores the developer’s commitment to creating a self-sustaining township where residents can enjoy convenient access to daily necessities, dining options and healthcare services within their own community.
According to Setia Awan project chief operating officer Eric Chew, the partnerships are aimed at delivering long-term value to homeowners by integrating essential lifestyle amenities into the township.
The initial tenant lineup for Avenue F includes B Grocer, Haji Basheer, CU Malaysia, Little Salty Café, Malaysia Chicken Rice and Alpro Pharmacy. These brands are expected to form the foundation of a vibrant retail ecosystem that caters to the everyday needs of residents and visitors.
Targeted for completion in the third quarter of 2027, Avenue F will be the first neighbourhood mall within Bukit Ampang Permai. Beyond serving as a retail destination, the development is designed to function as a social and community hub that encourages interaction and supports a convenient suburban lifestyle.
Setia Awan’s retail strategy emphasises a carefully curated mix of grocery, F&B and healthcare operators. This approach is intended to reduce residents’ dependence on external commercial centres while improving overall quality of life within the township.
The initiative reflects a broader trend in township planning, where developers are increasingly integrating lifestyle infrastructure directly into residential communities. By prioritising accessibility, convenience and community-focused spaces, Bukit Ampang Permai aims to offer a more holistic living environment compared with traditional standalone residential developments.
The MoU signing ceremony was held at the Fona Vista Sales Gallery. Fona Vista, one of the key residential components within Bukit Ampang Permai, is a low-density hillside condominium development situated approximately 145 metres above sea level next to the Hulu Langat Forest Reserve.
Residents of Fona Vista will benefit from scenic forest views, cooler surroundings and connectivity to Kuala Lumpur city centre, while also enjoying direct access to the future amenities offered by Avenue F.
The proximity of the neighbourhood mall to the residential development highlights Setia Awan’s integrated township planning approach, where residential, retail and lifestyle components are developed in tandem to create a self-contained community.
In addition to Bukit Ampang Permai, Setia Awan is strengthening its retail partnerships across other developments. The developer has teamed up with Billion Group for projects in Melaka, with a focus on improving grocery accessibility for residents.
The collaboration is expected to be extended to future developments in Selayang, Shah Alam and Tanjong Malim, supporting Setia Awan’s broader regional expansion plans and reinforcing its strategy of embedding essential retail services within its townships.
