Muhibbah Engineering Secures RM120 Million Penang LRT Contract: Key Lessons for Malaysia’s Industrial & Infrastructure Property Market

KUALA LUMPUR (April 15): Muhibbah Engineering (M) Bhd (KL) has secured a RM120 million subcontract from Gamuda Industrial Building System Sdn Bhd for works under the Penang LRT Mutiara Line project, marking another significant milestone in Malaysia’s expanding infrastructure landscape.

The subcontract covers the design, supply and installation of noise barriers and enclosures for part of the first civil works package, which involves the construction of rail infrastructure linking Komtar to Silicon Island. This stretch forms a crucial component of the overall Penang Mutiara Line, a major rail project expected to reshape connectivity and urban development patterns in the northern region.

Gamuda Industrial Building System, a wholly-owned subsidiary of Gamuda Bhd (KL), is part of the SRS Consortium — the main contractor responsible for delivering the project’s initial phase. The LRT line will include a depot at Silicon Island and is scheduled for full completion and operations by December 2031.

Muhibbah Engineering is expected to begin works this month, with completion targeted for the third quarter of 2030. The contract is anticipated to contribute positively to the group’s earnings and net assets over the duration of the project, reinforcing its role in Malaysia’s engineering and construction sector.

Beyond the immediate contract value, this development highlights broader trends shaping Malaysia’s industrial and infrastructure-linked property markets, particularly in high-growth regions such as Penang, Kuala Lumpur and Selangor.

One key takeaway is the strong relationship between infrastructure investment and industrial property demand. Major rail projects like the Penang LRT significantly improve connectivity, making surrounding areas more attractive for logistics hubs, warehouses and industrial parks. Locations near Silicon Island and along transit corridors are likely to experience increased interest from investors and occupiers seeking strategic positioning within well-connected zones.

The long project timeline, stretching close to a decade, also reflects how infrastructure developments provide sustained earnings visibility for contractors and related industries. This stability often translates into increased confidence among property developers and investors, especially in industrial and commercial segments tied to infrastructure growth.

Another notable aspect is the growing adoption of Industrialised Building Systems (IBS), as seen through Gamuda Industrial’s involvement. IBS enhances construction efficiency, reduces dependency on labour and supports scalable development — all of which are increasingly important in meeting demand for modern industrial facilities in areas like Klang Valley and Greater Penang.

In addition, the project reinforces the expanding role of transit-oriented development (TOD). While TOD is commonly associated with residential and commercial projects, its impact on industrial property is equally significant. Improved rail connectivity enhances workforce mobility and streamlines logistics, increasing the appeal of nearby industrial assets.

From an investment perspective, early exposure to emerging growth corridors such as Silicon Island presents long-term advantages. As infrastructure projects take shape, surrounding land and industrial property values tend to appreciate, creating opportunities for capital growth and strategic development.

Overall, Muhibbah Engineering’s latest contract win not only strengthens its project portfolio but also underscores the broader role of infrastructure in driving Malaysia’s industrial property market. For investors and businesses, aligning with infrastructure-led growth corridors in Penang, Kuala Lumpur and Selangor remains a key strategy for unlocking sustainable value in the evolving property landscape.
